From first plan to turnover.
Most projects move through six stages. Each closes with something you can review, so decisions are made with cost, schedule and approvals in view.
Six stages
The stage names stay the same on every project; the depth of each depends on the scope.
Define scope and goals
We review the property, goals, constraints and timing, and agree on what the project needs to achieve before design starts.
A written scope and project brief
Coordinate planning and design
Designers, engineers and our estimators work together, so the design reflects real costs and site conditions.
A coordinated design
Budget, schedule and procurement
We price the work, sequence it, and order long-lead materials and equipment early.
A detailed budget and schedule
Permits, agencies and utilities
We prepare submittals and coordinate with local agencies and, where relevant, utilities. Review times are set by each agency.
Submittals and agency reviews tracked
Manage construction
We manage trades, quality, safety and changes on site, and report progress on an agreed schedule.
Regular reporting and documented decisions
Complete turnover
Final inspections, punch list and closeout documents, organized for the people who will run the property.
Closeout documentation for operations
Permits, agencies and incentives are part of the scope.
We coordinate planning and permit submittals, required reviews with local agencies, utility requirements where relevant, and applications for rebates and incentives that may apply. Approval timing, utility capacity and program eligibility are set by each agency, utility and program.
